Real Estate Private Equity

Disciplined capital.
Durable returns.

Longhouse Ventures acquires, develops, and operates income-producing industrial real estate across Central Texas — combining institutional rigor with an operator's instinct for value.

Our Approach

Value through conviction and hands-on management.

Longhouse Ventures is a Central Texas real estate private equity firm. We acquire stable, income-producing commercial and industrial assets — targeting properties where hands-on operations unlock durable value that passive ownership leaves behind.

We are grounded in banking and development. Our underwriting is conservative; our hold discipline is firm. We do not chase headlines or manufacture complexity. We source, buy, improve, and operate.

01
Disciplined Acquisitions
We target stable, low-leverage assets with durable income and identifiable upside. We pass more deals than we pursue.
02
Operational Ownership
Our competitive edge is management. We are directly involved in leasing, capital decisions, and tenant relationships.
03
Conservative Capital Structure
Low leverage is a feature, not a constraint. It creates resilience across cycles and optionality at the asset level.
04
Aligned Partnerships
We co-invest alongside our capital partners. Our interests are aligned at the deal level, not just on paper.
Strategy

Three disciplined strategies across the industrial spectrum.

Ground-Up Development
Light Industrial, Built to Suit
We develop single- and multi-tenant light industrial product from the ground up — targeting underserved submarkets where institutional-quality small-bay space is in short supply, from site selection and entitlement through stabilized lease-up.
Value-Add
Discipline in the Basis
We acquire existing industrial assets priced below replacement cost, then reposition them through disciplined, hands-on leasing efforts. Once stabilized, we hold for durable, income-producing cash flow.
Land
Cash-Flowing Land Holdings
We hold land positioned for long-term appreciation, structured to generate cash flow that covers holding costs until the asset is ready for sale or redevelopment.
Our Team

Operators who invest. Investors who operate.
